The Selling Process

Selling your property whether it be residential, commercial can be tricky and have significant and lingering, liabilities.  These liabilities may vary from state to state.  For instance, Massachusetts is a disclosure state and there is a legal requirement that every real estate, conveyance matter be memorialized in writing.  In contrast, Alabama is a Caveat Emptor State (let the buyer beware) where written as well as verbal, real estate related agreements are considered legally binding.

Whether you are Buying or Selling, your REALTOR’s number one priority is PROTECTING YOUR INTERESTS.  When you are interviewing REALTORs make certain to ask what their number one priority is.  If their answer is getting you the most money or selling your property quickly…keep interviewing for the right agent.  

The Real Estate Market is one of the most perfect examples of capitalism at work (in the absence of government intervention.  Property sales price comes down to supply and demand.  So getting your property exposed to as many eyeballs (demand) as possible is critical to maximizing sales price.  Your next consideration as a Seller is to find a company that presents you with a fact based, written, Broker Price Opinion.

This analysis should be heavily based on comparable “sold” properties within the last 12 months or less.  Again, you are looking for facts and an honest price, not necessarily the highest opinion of value.  You want to deal with a company that offers you reality and seeks to over-deliver verses one that over-promises and under-delivers.  After all, if your property is given maximum market exposure by your REALOR, today’s real estate market is very honest, and you will receive highest and best offers.  

This is why your Broker’s price opinion must be supported by a dynamic and comprehensive marketing plan to maximize your property’s market exposure.  This plan should include, local, national and international exposure and should include BOTH online and offline (analog) marketing strategies.  Don’t settle for just… your property being entered in the MLS - Multiple Listing System, standard internet exposure and professional photography. You deserve and should EXPECT more!
